Selling our Old House
Ok, so my husband was a reservist and got called up in 2002. I was fortunate to be able to go with him. We rented out our house. Had a really bad first property manager, and some nasty tennants. Then after some hefty repairs, we got new property manager, and a couple of different tennants. When we moved back our renters still had 6 mo's on their lease. We found a house we liked better and bought it. After renting for a couple of more years, we decided it was time to sell. What we thought would be a paint and sell, turned into a money pit situation. After way more money that we wanted to spend, and way to long a time to fix, The house is finally on the market. Can you all please say a prayer, send some positive vibes or something so it sells quickly? It would really be appreciated. We really need to get out from under that house.

Many (((positive vibes))) are coming your way! I know what it's like, our old house was on the market for almost a year, we were under contract 3 times and then for various reasons it always fell through, so annoying! I am keeping my fingers crossed for you!

Here's hoping the perfect buyer comes along very quickly!
We are currently get a home ready to rent. We will eventually move there once we retire....or no sooner than 10 years and that will be a long shot!
I have visions of renters demolishing the house but in our case we already have plans to pretty much change it up entirely before moving into it. While not entirely a gut-job it might as well be. I don't like the layout at all but it has good bones (as they say).

I hope your house sells quickly. It is a very annoying process to say the least.
Cami - If I understand correctly, you will be a landlord soon. I wanted to give you a word of advise as someone who rents and has moved often to different rentals.
Write into your lease that you want to be able to check on the house at least quarterly, and then actually do it. And fix things quickly when asked to do so. If you give the renter the thought that you don't care, they won't care either. And if prospective tenants think you will be snooping, shady ones won't want to deal with that hassle and they will go where the landlord isn't in their business.

My lease has so many things in it that I will probably have a hard time finding a tenant!
We are actually going to be using a property management company and inspections of the property will be done through the year.
We will also be at the property daily (our company rents a building from us on the property) so we will sort of be able to "snoop" but the tenant won't know we actually own the home they will be living in (unless we feel like telling them). A portion of the property (over 2 acres) is zoned commercial with a separate driveway leading to the back half and the buildings which we utilize. As far as the renters will know it is just "some company" using that space and not the owners of the property. At least that is the plan for now.

Good luck Pam! I've got friends who have a house in Maryland they've been trying to sell for FOUR YEARS. Surely they are using up all the bad house-selling karma for everyone else? lol

I bet if you put the boxers on the lawn during that open house - someone will jump on the sale!!!! LOL Look at all the companies using boxer's in their commercials to sell their products! Though their biggest customers just may be owned by boxers anyways.
